The best in resident/customer service place I have come across. The location is very accessible; close to everything like bank, convenience store, Korean grocery, coffee shop, S&R, Uniqlo, Manna restaurant, etc. The staff are all very pleasant, accommodating, and kind. The tower management is consistently finding ways to make living in their tower pleasant like allowing bazaars at certain days, assistance in acquiring government assistance, etc. The place is so clean aside from being so secure. I couldn't find anything negative to say.

The issue with POGO Chinese has been resolved, and I hope it remains that way. The building is generally well-maintained and clean. The concierge is available when needed, and the security is satisfactory for me. I do wish they could extend the pool hours and offer a fully-equipped gym for residents. I also wish there was a Resident Lounge where residents could hang out, study, or work on their computers. There's so much unused space on the first floor that could be utilized for residents, especially considering the significant increase in association dues.

Knocked down 1 star because my hallway often reeks of the stench of cigarettes 🚬 — I'm disappointed that tenants (guess from which country 🙄) are able to get away with this unneighborly bad behavior that brings down the property value, while those of us (esp. owners) who'd like to make a home here stick with the rules but get punished with undesirable living conditions. There was even a time when the smoke/fire alarm would be triggered late at night, waking up the entire floor — if this was still going on, I'd knock off another star.
Why else I didn't knock off 2 stars? Because I'd give the 3-star (and even 2-star) ratings to other condos in Alabang, which all happen to be by another developer — I speak from many, many years of experience living in 3 of those condos in Alabang. I still find that the quality of service here in Avida by the reception, security & housekeeping staff is still superior to the alternatives.
